This is not for a house hack, I am living in my first home, and I participated in my local gov'ts 'first time home buyer' program.

There are BRRRR programs on there (once we clear through this COVID-19 period and they come back online) where the appraiser does the initial appraisal on the "as is" and "subject to" value. 

Or maybe not so bad, considering the current lack of funding for the program.

For all these loan programs little guys don't seem to be getting much.

Would it be possible for us to partner on a new Government program loan either USDA, FHA, or VA to purchase another property, granted one of us lives in the residence for the 1 year required?

I am still in vacation mode since I had been at that programming job for 20 years without any break (first and only job since college).

You would be surprised how many people either dont know about them despite it being all over the news, or they dont understand/believe they would qualify for those programs. 

There are free e-signing programs available online.

We've just had a massive stormwater management program as part of the federal water consent decree, and all around us (though not WashPo) is a federal Opportunity Zone (great tax savings similar to a 1031 exchange but without some of the restrictions; Google it).Happy to discuss anytime.
