The benefits do not outweigh the risks to me.If they sue you and go to court the money you gained will be wiped out in court costs and then some along with a bunch of time wasted.Also you will have a hard time proving the items belong to the tenant.They could have a loan on them,be borrowed from a friend,or other people staying there not on the lease could say it belongs to them.This happens in judgements too.You get a judgement and before garnishment you have the defendant fill out an interogattory questionaire from the court.Do you think people are going to list a 2,000 tv when they know you are after it??

The home inspection came back with so many items needing repair that my son thought all home inspections were written in red ink (red means repair needed.)If buying as a owner, not investor, there is a lead paint provision that will help you rehab the lead paint for up to $4000 (they will rebate that costs to you) or let you out of the contract if the lead paint estimate is more that $4000 to remediate.

That might be signing off on asset inventory as you acquire it by both of you which states what the item is and cost and where it is to be stored or any other relevant detail to create yourself a paper trail.

we tried that asked the board to put the item on the annual meeting and were told that the updated R & Rs do not need to be approved by the association members only the board, so we did not get the Items on the Agenda. we thought that was how you do it apparently not with our board ?
