If you have a tenant that is willing to sign 2 years, you can bet for sure that you're under market value and she's getting the winning end of this deal.

Your best bet is to sit down and have a chat with the tenant, if you are personal and develop a good relationship with them I would bet that you can come to agreement on some terms.
