I would line up properties to see after school and look for them on zillow/ MLS on the weekends.

My hangup is that the commitment would require a lot of evening and weekend time away from our kids.

Then again, this is why you have to find deeper discounts up front to offset this, and make sure you're marketing that padding to comfort the flip investor.The market forces that allowed a person uneducated and unskilled in real estate (not at all suggesting that's you) to make money in RE with a couple hours of weekend work are probably over. 

I am looking for a contractor in New Jersey who I can shadow on a weekend to see how they do estimates, pick products, etc. for renovations. 

Once active with The Guard I will only be working one weekend a month and 2 weeks a year in the summer.
