Nothing has changed except "playing field" and the "players". 

I also am former college basketball player (2 year captain at PLU), a volunteer coach in the community and am a part business owner in the catering business that operates the diner at the resort I live in. 

I would like to buy a house and be able to rent it out to my teammates and once I graduate just alway have baseball players live in the house.

I want to get to know some of the local players in real estate investing game.  

@Matt Maluchnik  you answered your own question .. you went into a small local commercial bank.. that's all they probably do.. and many won't loan on SFR as investments regardless unless your a premier client well established and known to them.. at least here in Oregon that's the case buy and hold you need to go to the national banks that are using federal guildelines and selling the paper or some of the other players at Jerry knows...

Those are going to be C/D class areas.
