As for offering subject-to financing, this is something that can be advertised under 'seller financing' in our local MLS, and there's investors that search specifically for listings with that marked, so that should introduce your property to a new set of buyers that may not have considered it before.

Any one of us could give you our two cents on the math of it, but only you can decide if it makes sense based on what your specific goals are. personally, i paid points on my house because my goal was lowest possible monthly payment.

I haven't taken it, but would assume it was at or near their best stuff...the inability to ask the specific questions you had might have taken a part in that.

Gas is almost always cheaper but there nothing wrong with electric heat strips.

I know gurus who tout the contrary and I'm 100% certain they are wrong.    

You can then set it up to where they email you when a house comes on the market that meets your criteria (let's say a multifamily house in a specific zip code that has been sitting for 90+ days) so that you aren't spending a lot of time looking through listings that aren't going to get you anywhere.

Don't get me wrong, I want to support small business, but it is substantially more to go this way.

In my area specifically most investment type property listings are properties that were purchased 1 to 2 years ago.
