We liked the idea of partnership on a bigger project with the specific MTR strategy in order to increase NOI and exit in 3-5 years.

It's worth meeting with a CPA before making any decisions.

I live in a lower-income area, so I figure that the better tenants you will get with a safe house, the ongoing safety the tenants feel, and the lowered risk of a break-in (when occupied or vacant getting ready to lease), and reduced headaches/vacancy/potential damage are worth the marginal up-front cost of having it installed.

however, if you could find a loan product that worked for you and your situation, its a fantastic idea in my mind, and worth taking a swing for.

I filled up 4 dumpsters worth of trash, old carpet, furniture, and whatever other horrors the previous owners left behind.

If you aren't going to put in the effort, then it's not worth joining.

We increased the rent slightly after the first 24 month lease and were able to recently increase the rent when the first tenant moved out.Lessons learned?
