I appreciate your insight Alsee - The thing is, HUD doesn't typically pay out 6% total commissions because they work out volume contracts with their listing agents at 1-2%.

My key takeaways are - focus on cash flow, look for a better deal than what I am looking at right now and equity may workout -  but it may be too far out into the future for a beginner. 

My wife is always looking for apartments in a building that offers at least some workout equipment.

I was vulnerable, desperate for a way to get out of my current situation and wanted it to work out and it is a lesson learned for myself. 

If they say something that would eliminate them from the process, I let them know at that time that “it prolly won’t work out’.
