Going to try out PayRange, the Shine Pay is slightly more expensive and the one quote about the 20 units appears to be from shinepay as it is the only qoute they ever made... not sure which is better but both look like good options

Do you know the markets you threw out really well? 

I like @Chris Seveney and @Shiloh Lundahl's concept for a fast sale that you can do a lease option on.

Then talk to a qualified, professional QI like @Dave Foster.

If there are lease violations, mention them-you not having a key to access the unit WITH proper notice or in case of emergency is one of them.I'd also tell the tenant that they are clearly not happy there, so finding a new place is in their best interest as well and as they have several months, they should have lots of options.

Some have been on the market for weeks", that doesn't bode well for renting of any kind really.

I called my local insurance company, as well as two major companies and was told "good luck." 

So I am assuming you were the lender on these properties and they did not manage them well and they went into foreclosure.

That seem like a very low for a furnished rental.
