@Collin H.For some areas, some properties, and some investors, you are absolutely correct.If all your eggs aren't in one oversaturated area or only in vacation rentals, then you could likely weather the storm if you are doing poorly.

Take in-place leases and expenses, forecast stabilized rents and expenses, understand the financing requirements (LTV, DSCR, reserves, net worth, liquidity covenants, etc).  

I would only add the ADU if you can reasonably forecast that the property will substantially appreciate as to make it worth holding.

The numbers forecasted by them come nowhere close to reality.

Though I don't think NOI in residential has any practical use in valuations or towards other financial instrument applications, it definitely is helpful to analyze synergies forecast in OPEX when you get multiple properties. 

It was a nice 40 years there and the weather is great, but between the insane prices and the insane politics I just had to leave.I would strongly suggest you look a little to your East over in Arizona.

The most accurate way to forecast premiums is to find estimated property, GL, and excess rates.

So increase NOI, then you can back into a rough number on what your loan proceeds will be based on your forecast debt service upon refi.

I don't know the intricacies of how they are installed or if one is cheaper but I can say with 100% certainty they are going to be better in the snow/winter and extreme weather.
