@Collin H.For some areas, some properties, and some investors, you are absolutely correct.If all your eggs aren't in one oversaturated area or only in vacation rentals, then you could likely weather the storm if you are doing poorly.

I would only add the ADU if you can reasonably forecast that the property will substantially appreciate as to make it worth holding.

Though I don't think NOI in residential has any practical use in valuations or towards other financial instrument applications, it definitely is helpful to analyze synergies forecast in OPEX when you get multiple properties.

I don't know the intricacies of how they are installed or if one is cheaper but I can say with 100% certainty they are going to be better in the snow/winter and extreme weather
