For this guru, I watched over 8 videos of her client testimonials until I started getting a headache lol.

We just always hear about people getting started buying their first property, and even on a lot of the webinars we watch they run the numbers, get a couple hundred dollar cash flow deals and call them good.

Watching BP push Airbnb benefits on here (in my opinion) makes feel a little sick to my stomach. 

I have been at this site from very early on and watched it change over the decades.I would not say a BP convention has no value.

Would love to connect with others that know that market better and watch for deals and hoping to get something in the next month or two. 

I recommend reading a ton of books, watching podcasts, and connecting with investor friendly agents that connect you with the other members of your core-4. 

It's great to watch that net worth grow with real estate!

Also Dave's, Start With Strategy was really cohesive and really helped me understand what questions to ask even after I had already bought a few properties.As far as condo/townhouse I would say watch the HOA and make sure you know how much, any deferred maintenance and any rules.
