Hello all,Just wondering if anyone has ever noticed an increase in difficulty when it comes to finding tenants for a property with no off-street parking, no washer/dryer hookup, or the combination of both. 

We buffed the floors (rented the buffer at Home Depot and got a buffing 101 lesson on You Tube), painted the walls, got new socket plates, new appliances (fridge, dryer, washer).

I tell new tenants that they can move anything around in the house except the washer, dryer, fridge and stove.

Just now I received an email from the tenants saying the washer is not working properly.

A gal in my office called me about it since it was her listing(if it's the same one) and asked if I knew who you were.

Thinking to value add missing washer/dryer hookups to the other unit later. 

I don't want to pay it and when residents pay water they will be more conservative with it and several of the units have washer/dryer hookups, but no washer and dryer.

It was a renovated 3 bedroom one 1 bathroom with washer and dryer, driveway and garage for 2K.

Will In theory bla bla bla, in practice the only time I've seen someone with the necessary supporting docs, she was a CPA and her boarder was her long-term (12+ months) boyfriend.

For my SFH, I don't provide the refrigerator or the washer/dryer.
