We have great success this this, but only because we are market well and are very heavy on warnings and disclosures.I have many questions and all the advice here is amazing.

Cheap curtains hung up on the first floor, a welcome mat, lights on a timer, battery operated fake candles on a timer, big size 11 men's shoes and big men's jacket hung by the front door, two empty dog bowls, a tie out in the back yard (for a dog), fan on a timer, foldable table and chairs with a tablecloth and centerpiece, and radio playing on a timer.  

One thing that I wish I didn't take lightly when I first joined is not doing the due diligence required on deals and trusting every community member I encountered.

We also replaced quite a few old ceiling lights with new ceiling fan/light combos and replaced any cracked or suspect outlets, etc.Kitchens got new stoves and microwaves and upgraded furniture in common areas.

Hi Diane,If you're looking at properties with purchase price values under that 75k mark then your best bet is to start with a light rehab loan scenario.

Very light repairs needed and turnkey property.

Finally, you will want to seal up the walls about 3' or so with Kilz or Shellac ( I prefer pigmented shellac as it seems to work better) Another thing you can do is go through with a black light at night and run it along the walls.

We were hopeful everything would resolve itself.Finally, in March of 2024, we got the green light.
