This post just screams "sue me!"

Account ClosedThat's funny how you said you want to retain the property and not just fix and flip it, because fix and flip was screaming in my head while reading your post.

So my experience was that I had less than a 1% chance of getting a tenant I liked, and maybe a 4% chance of getting one that was not a major problem, and a 95% chance of a tenant who would cause all kinds of problems and drive me completely crazy.For me getting a phone call in the middle of the night with someone screaming about their toilet not working is just not something I can live with, but if that type of thing does not bother you, and you can go on day after day and not let it get to you.

I am a regular BP visitor and think the site and the vast majority of its members add enormous value.

I've been screaming bubble for years, doesn't mean I'm unprepared, panicking, or even fully out of the market.

I told my tenant that he is the only one on the lease and we don't recognize any visitors as tenants (per the lease) so I would not be able to help.

I'm a long-time listener to the podcast and infrequent visitor to the webpage.  

It's great to be able to visit or travel to events in other cities without having to make a 9 hour drive.

We still get visitors for ice fishing, snowmobiling, etc.

They lived there in relative peace for almost 3yrs until the downstairs tenant’s sister screamed at the upstairs tenant for playing music too loudly one day two months ago.
