Does anyone have recent experience in markets in any of these states they can share?

We’re excited to learn more about the area and would love some guidance from those with experience in this market.Here’s what we’re looking to understand:Best Neighborhoods: Which neighborhoods in Queen Creek are considered the most desirable for rentals or flips?

I have noticed competitors charge as low as 10 to 15% but their quality isn't the best and then I have seen others charge 25 to 30% We remain in the middle and provide a small business experience with super host status.

For the layout and having 1 bath 1 kitchen each, I am guestimating the repairs maybe 6k each unit if I did not do it myself/with friends since I have plumbing experience.

I prefer markets that experience mild winters to eliminate the added costs brutal winters can bring. 

He used to troll these waters for suckers very hard until I found out that his claimed experience and transaction history was fake.

Although these platforms tend to accept bigger deals from sponsors with a lot of experience.

It was a great experience as I learned about the benefits of real estate. 

It is pricey and a little hard to make the numbers in my experience, but it is a vast area (S FL in general) so I am sure there are pockets where it makes sense.
