And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"? 

I am in a pickle right now because my mom is turning 80 and not very active.

But to my surprise same properties are purchased by another with in a few weeks.

It would take around 5 years to pay off the HELOC by using some of the monthly rental income from two investment properties.

The "fast turn" metric would suggest that is a hot property. 

Pick one that is improving, homes being renovated and flipped, vacant storefronts being turned into cool coffee shops etc.Good luck.
