Any other recommended towns or locations?

You can also try the travelling nurses route, a lot of them are looking for low cost housing when in town. 

Hello All,I am looking to buy Rental property SFH (new build homes) , in range of 550k-660k 2200-2660 sft.I scotted Roseville, RanchoCordova and Elkgrove.Rancho-> Has many new builts and cheaper compared to other areas, at same time many rentals available . 

A few months back, a fellow broker brought me a pocket listing for a newly built and stabilized 32 unit apartment complex. 

I commuted back and forth from Arizona to California for 4 years and when I would stay in Arizona I stayed on the fold out couch in the living room of the guest house behind my Arizona primary home because my mother-in-law still lived in the bedroom.During this time of living in Arizona for 4 days and California for 3 days a week, my business partner and I built a large real estate portfolio through hustling and finding good deals.

What do you suggest when there are little to no tenants in this area of town that meet this criteria?

Recommend you look at Lockly locks with built-in camera, so you can also see who looked at the property and tell if the door was properly closed.
