Good morning,I recently completed my last flip and I am kicking the tires whether I should just sell it or keep it as an Airbnb until I hit my year mark and 1031 it or pay long term cap gains instead of short term if I sell it then.

I've grown tired of my "9-5" and thought I'd revisit the idea of doing something real estate related.My immediate goal is to discover what opportunities exist that would be a good use of my technical background, but I'd also like to explore the rental and rehab aspects.I'm looking forward to interacting with all of you!

Loopnet isn't going to help find that 24-unit tired-mom-and-pop-owned property in need of some TLC. 

If it is because they are a tired land lord and just don't want to deal with the calls and the hassle of tenants, then you probably have a good shot.

I'm kind of tired of it but have been successful in general.
