I would not expect to replace your W2 income in the first year and would project it to take 2-5 years before you were able to replace it, unless you are sitting on around 3-5M right now.

This term replaced "subprime" and looks a lot different than subprime loans of the past.

Since we’re in the early stages, do you have any tips on building meaningful relationships with lenders or private investors for future projects?

Did you figure in the cost of the other tenant paying less than market rent until you can get them up to market rent or replace them with another tenant and how long that will take?

It's a tip I heard from someone which I heard increases the response rate. 

Do a 1031 exchange and buy two replacement properties - one for $250K cash and one for $250K using the remaining $50K of proceeds as your down payment.Once this is done your 1031 is complete.
