I wonder how it may work this day and age.

One thing that got me was the age of the water heaters.

I would have to radically change what I am doing to have a significant effect on that age (e.g. go from investing 1k a month to 5k/month).

@Javier Parra Garcia..not to hijack the thread, given the age of it, but wanted to respond here. 

The Millennial generation is bigger than the boomer generation and they've just now entered peak buying age, meaning demand will only continue to be strong..

Case workers look at things such as disability, are the potential tenants collecting food stamps, child support, do they have other income, SS, how many children, what ages are the children etc etc etc.....In your earlier comment you said average for 3bedroom is around $900.

Buy from people aging out.  

I'm asking b/c I'm really burnt out on insurance and I would love to fully retire from insurance in 5 years at age 55 and RE cash flow is the only way I see this happening by then.

It is a mathematical certainty, as these components age out over different timelines across the portfolio.
