An economically thriving and growing market is important to the long term value of your asset.

Implementing the same attention to detail when there is a crisis in the economy to when the economy is stable and thriving will results in long term wealth growth.

The same can be said for newer investors who have only seen an up cycle economy.I am probably in the minority of small business that does not need a lifeline right now and if anything I am still thriving in this environment.

However, the town it is located in has a population of about 1,300 with no thriving metropolitan area within 100 miles, which gives me concerns about finding future tenants and higher than average vacancy rates.

I do agree that mixed use comes with a few more risks as commercial spaces are a lot riskier in these types of buildings unless you are in a thriving urban core. 

Houston's economy long term will thrive with the energy industry, medical, relatively cheap cost of living and favorable business laws. 

But I've found my own business to be thriving!

I actually thought the same thing when becoming a realtor as I come from a technical background namely (Cloud, Blockchain, and programming) but after becoming a realtor I realize quickly that technology would not make the real estate agent obsolete no time soon.I will say real estate agents that would like to continue to thrive would have to embrace some form of digital transformation but the idea the technology would remove the need for people in a people-based business is not going to happen until we get robots that look and act like humans ... lol 

I'm actually from Cape Cod and have seen people really thrive on short term rentals.
