What happens if we go back towards the Carter days when interest rates were up in the high teens?

Started helping my dad in rehabbing my family house and other small projects since my teens. 

Do I ask this agent for enough time to tell me about all properties individually (remember, the number of properties is in the teens)?

With houses some might buy in depressed areas and deal with lot's of crap to try and get a high teen yield.

They understand fully what is expected and they don't test the boundaries like a teen does since they know the boundary will definitely be enforced and no excuses accepted.If that is not understood or acceptable I tell them this property is probably not their best choice because this is what happens.  

Yup, agree with the above, market is 8%-ish pref with starting hurdles in the 70/30 range and ending hurdles in the 50/50 range over a mid to high teens return.  

A few weeks ago there was an Arctic blast coming through our area, lows in the teens expected. 

I would say 80% of the crowd of of supporters there was somewhere in their late teens through mid 20's.   

Most syndicators right now are targeting mid to high teens IRRs.

@Deshaun Dumas, I like to see at least ~$150/unit/month and a CoC ROI in the mid teens or better.
