I'm considering taking out a HELOC against our pri residence plus the $60k cash for a total of $160k to hopefully leverage a deal (thinking a cash offer could sweeten a deal to make up for the high property taxes)Idea:Potentially get a better deal for a cash purchase.

Yes I was being a little sarcastic in my last sentance :)I took out a 50k HELOC on deal 1 to purchase deal 27/2014 – Second purchaseProperty 2 and 371k for 2 SFR homesTaxes – 6000 / annuallyInsurance – 1300 / annuallyRent – 2000 / monthlycash flow – 400 / monthly on a good monthTo sweeten this deal I was able to negotiate partial seller financing of 26k due in 15 months from closing.I have also just closed on my 4th property in 2014.

They tend to give more away as they are not experienced so for equity investors to (roll the dice) on them they have to sweeten the pot.

I always try to sweeten the deal by buying right and then adding my own money to the deal so the lender has a great piece of property as collateral.
