I did auctions for a part of my 10 year career when I thought flipping homes or doing condo conversions were the way to go. then I got into ground up construction and national construction and ground up is the way to go.

If you cannot delay gratification, you are unlikely to be successful in anything because most things in life that are deeply satisfying - getting fit, getting an advanced education, moving deeply through a career, achieving financial success, etc - takes a lot of time and effort and requires sacrificing many short-term niceties and pleasures for long-term achievement. 

In order to make it a 2 bedroom suitable for tenants, I would absolutely add doors to the bedrooms.

Sometimes career paths are paved with degrees and dedication.

I personally moved from Portland Oregon to Columbus Ohio to start my full time real estate investing career here.

With retail, I am a firm believer that if you are going into this space, you need to be fairly sure it is going to be your career.  

Considering buying a house for my son to live in with a couple of additional guys.I started my real estate investing career doing that for my son in 2018.

You might consider doing something similar, as it’s a much easier and more remunerative career in good locations.

I don't know if you mentioned anything about your current career or if you would have a job lined up upon moving out to Colorado to pursue your house hacking dream.
