Travel time has been treated unfavorably by courts, with a few exceptions.

We are seeing much longer wait times on purchases to be cleared for disbursing funds than refinances.

That said, most of our DSCR options have had rates drop over the past few days, so right now is probably a good time to move forward (at an 80% or 75% LTV) as it is very possible to get you rates in the 8s and even low 7s right now at those LTVs, if your credit and DSCR ratio are good.

Ask for their advice and maybe even something a little corny, like whether they’d be willing to write a letter of recommendation for your lender when the time comes.

Based on this of course it would still be risky, specially being the first time but better start somewhere than just keep analysing properties right?
