This is a 2 bed 1 bath with a single tenant, btw.

Make sure to stay within the city and focus on square footage, beds/baths first. 

As a result, they are renting this 3-bed, 2-bath house for $1000 a month to a group of guys who aren't on any type of rental agreement or lease.

For example, if you are in your 70s and you want to live in Waikiki, then buying a 1-bed LH unit around $100K makes sense.
