I also have a joint venture with them on a single family property in Philadelphia that is currently rented.

In Jersey City, it doesn't kick-in until 4-units - so for the smaller multis or single-units it is not a problem.

Lots of upscale single family homes are coming up so people with money are moving into the area.  

Part of this is regulations in my city, but after having done it this way, I wouldn't ever want to do it with a single family home.

Instead of trying to actively manage investments in singles and doubles have you considered investing passively in syndications?
