Here in Georgia, it's put on the curb/sidewalk area during the eviction.

I have already received soft quotes for a road to be put in (sewer, side walks, hydrants, etc), doing an informal with the city, surveying, wetlands, and cost to subdivide.

If you only go up to $1000, then put it in writing what she has to do for yard work and follow up as that includes shoveling sidewalks, steps and driveways in the winter. 

Now she told me a "drug addict" was in her trash can 6am on the sidewalk.

In OKC you've just got to look in areas that might not how all the feel-good cosmetics/sidewalks/maintained yards etc, but that definitely have the returns.

And from what we have seen lately expect extensions.I would try cash for keys, but not one penny till she is on the sidewalk handing you the keys and signing a note saying good bye.

It's one of the first plan neighborhoods in SD, and really has a front yard feel, where all the neighbors know each other, talk to each other as they walk their dogs on their pink sidewalks.  

Any thoughts on where/how to estimate improvement costs such as roads/sidewalks, utilities, electrical/lighting, CAM, etc?  

Much of the enjoyment of the parade comes from those who crowd the sidewalk, and camp out the night before.
