When I have to rent a unit in the fall/winter, I just let the renter know that I prefer leases to end in the spring/summer, and ask them if they’re ok with a bit shorter lease.

Personally my list is a little shorter and concise, but you have to do what works for you especially if you are driving 1.5 hours to showings.

They are willing to sign but don't understand they are taking full reponsibility, no matter how hard I try to explain.They want a shorter term, they have no credit, they have a pet, and I'm willing to bet they don't have a Landlord reference, either.Hard pass.

) - Aim for lease expiry in the spring ( vacancies will be shorter, monthly rent will be higher ) - Don't nickel and dime with minor rent raise when you have good tenants I have been blessed thus far ( touch wood ) to have 85% renewal ratio which is HUGE on your bottom line but this comes with planning and work.

If you meet banks (portfolio lenders) or the government's requirements, there isn't a timeline (with the exception to seasoning, but that's lender dependent to include Fannie which is typically 6 months ((if I remember correctly)), but it can be shorter for other lenders).

Your sellers can finance it themselves and get closer to the list price, they will make more money with the financing, be more flexible, possibly and take a second note on the down payment which can be shorter, spread out to their income, and possibly sell it quicker.

And there's not really a chart of what qualifies for shorter depreciation, it's more like "assets used in distributive trades and professional services, not including section 1250 assets." are 5 year assets.
