We are on the minimum plan with four rentals and don't see the value in paying $180 a year to collect rents, payout rents more than a week later, and screen tenants when we have turnover. 

Awesome approach, it is best to meet with the agents in real life, see the neighborhoods and get the vibe in real life.I usually talk to them on the forum for about 6 months and then take the next step..to see how dedicated and professional they are .

I see the rentals as wealth building and flipping/development as a job (with ordinary tax structure).

I think this might be a low point because the Canadian government is trying to pump the housing market before the election next year by lowering rates, relaxing mortgage insurance conditions etc.Yes they have been putting in all these measures to prop up the housing market as they see the pending implosion writing on the wall. 

We also see the long term potential of rental properties and what they could mean for both of our growing families.That said, I am doing a lot of research right now into the best ways to structure the legal entities so as to get us involved and for tax efficiency purposes. 

I could see the garage possibly being an issue, however, at least it has a garage.

It just seems like there will be many that fail to file their report and I just can't see the government really going after tiny businesses for so much money for something that is so easy to forget to do.

We see the value in learning from experience, but also understand that over time as our portfolio grows, we'll need to consider a management co.

I live 10 minutes or so from Fair Park in East Dallas so tend to invest in my immediate area (which is already an expensive area) but can see the edges of old East Dallas and the Fair Park/Expo park area blurring.
