That way you are paying for a home that is renovated to the business model of being a landlord and not sacrificing the cash flow you could have saved by going non-turnkey.  

I am definitely looking for cash flow, but totally okay with sacrificing some of that for a property manager.

Borrowing money to borrow money is unwise.I think you should focus on improving your credit and your personal finances, sacrificing, and saving up.

The bottom line is if you build out any business too quickly, you run the risk of sacrificing quality and customer service.

I'm basically trying to see if there are other factors in the area that might make it worth sacrificing cash flow on this first deal.

Real estate investments are certainly worth exploring, but only if you can afford it without sacrificing your quality of life.
