If you can find decent roommates, then there is nothing better than having your friends pay to live with you. 

I plan to have 2 roommates, which will cover the expenses and then some.

I agree with Jorge's idea... why not rent another place for now--perhaps to split with another roommate--and continue getting your financial house in order? 

No issues for the first 4 months but then the close property had a tenant bring in a roommate with 3 kids.

Obviously, living with roommates will help defray costs.

I have no experience in real estate investing my roommate introduced me to fish dad poor dad about a year ago and I’ve read a few other books and listened to podcasts in here but that’s about it.

Don't throw out SFHs though, especially if you have friends/roommates that you can split the rent with.
