This is a conversion from a 1 bedroom to a 3 bedroom, so not a simple clean and paint.

Our existing home will need to have some minor repairs completed prior to attempting to rent out - paint, drywall repairs, etc. 

I've read (all my knowledge is theoretical) that tenants on government assistance can be really rough on properties (I also see that as painting with a broad brush) but the government assistance side of that is pretty stable income, and it doesn't seem terribly difficult to raise rent either, just requires 60-days notice instead of 30. 

Ill have to research how to fix it (i hope its not rip all the drywall off and replace with new). 60 days seems more reasonable since its been sitting there for 40 years.

I am in Baltimore and lead paint lawsuits are a big issue.

Ducting is the 1/2 the size of a rain gutter and you can paint the ducts to match the current exterior.

Will be paint full, but at this point, I’m ready to walk away.

So I have no experience with painting exteriors.  

We even created a 'sight unseen' addendum to be included with every lease so tenants know that unless they asked for contingencies [ie: repaint entire home] the home is as-is, so they should not expect a freshly painted property unless they asked for it prior to signing the lease.
