In general, when you buy a SFH in Japan outside Tokyo, the value of the home goes to zero, the land retains its value or goes up if you are lucky.

If you need funds to also rehab an investment house flip there is a 30 year fixed rate loan for that , also at 15% down.Rates are still low today so I would say use the banks money at a low 30 year fixed rate and retain the security of your equity in your personal residence.

if you follow the Frank and Dave method of POH valuation, they will recommend that you put very little valuation on the POH at all, because as you know the MHs don't really retain value and for every dollar in lot rent collected your likely to put most of that back into the home that you own to a tenant that is more than likely wont take care of the property.

Funds directly moved from those 4010/403 plans to the inherited IRA would retain tax-sheltered status.There really is no way to move that money into any other non-inherited account - so the likelihood anything got mis-routed would be very low.
