@Cedrick, Okay now for "Round 2".I asked you to build a resume', which you did. 

But at the end of the day, if you can present yourself as the buyer in a professional way, showing things like a business plan for the property, a detailed resume, etc. you will be more likely to sell them on the fact you are qualified. 

If not, I keep it and resume marketing the unit.If they've moved in and tell me the first rent check is going to be 15 days late, we would have a discussion.  

I recommend that your client have their tax returns, personal balance sheet, and resume ready and, IMO, it's best (but not required) to package this up in a business plan/financing package.  

I think it will eventually replace the need for a resume but that is about it.

I think I'll do a 15/16mo lease to start, so I can end in a spring/summertime month, then resume with a one year term from there

-What are your favorite questions to ask during an interview for a new employee (i.e. questions that give you great feedback regarding their character, work ethic, integrity, really test to see if they are a "go-getter," (the way, Brandon, you've tested some applicants by requesting they only fax resumes in), that their personality is a fit for you and your team, etc)? 

Your resume is exactly what my first two PMs told me. 

That was a month ago, and after following up multiple times, no work has even resumed.

Luckily, while I don't quite qualify as an accredited investor at this point, I have a great resume with no red flags as a sophisticated investor and am confident I can find the right sponsor and foster that relationship as needed when the right opportunity presents itself.
