Tourism is strong with the airport recently opening up to International (mostly Japanese) tourists. 

I have to say it is refreshing to hear everyone agreeing to pay a valuable guy a living wage rather than nickel and diming.

The home had great bones and only needed a few updates, including new carpet, paint, bathrooms, refreshed basement, and 3 seasons room.

id charge them for whatever will need to be redone. if their animal is messing with the walls and carpet charge them whatever it will cost to get that redone or refreshed

Now that they are refreshed and rented, I'd like to recapture 70-75% of their individual values and continue the BRRRR process with other properties. 

I cannot tell you how refreshing it was to be surrounded by likeminded people for 2 days.

I'd stick to the 3 Japanese brands for cars, but I'm not familiar with cars as much as trucks.
