repairs look like less than 1000 total....all in cost with 20% down and closing cost is $12,800 plus the repairs. rent is approx goes for 700 my mortgage including taxes and insurance is 330 property manager 10% so i will end up with about 300 income setting aside 200 per month for repairs and ill be seeing about 100 that i just might recycle back in and pay off the mortgage quicker.

(He apparently did not want the apartments as they were trashed, and plumbing pipes, lighting, etc. were all 'recycled' before the foreclosure.)So to access the storage units with how the property was developed I need an easement on his property and he needs one on mine.Currently I am evicting him, asking the judge to have him assign his leases to me.

As you noted we have very high taxes and our rents are modest by comparison so you have tough numbers to overcome when you put those tax rates in.I was leaning to the BRRRR idea simply so I could "re-cycle" my starting capital.
