Hi there, I am building a 3 bed 2 bath vacation rental in Sauble Beach, Ontario.

The classic one was Tenant leaving huge amounts of grease in kitchen, inspector requires landlord to clean it up.2) Tenant vacates the unit without notice early in the month.

She was truly viscous and threatening - so bad that several days later we got a notice to vacate within 3 days, citing dogs as the reason to vacate.

And definitely don't let the tenant take a long time to vacate.

For the first time since Q3 2022, the U.S. office market recorded positive net absorption, meaning more space was leased than vacated in Q2 of 2024.

Well I only do STRs in vacation areas...Not sure why you mentioned me in this post.

So now the argument has nothing to do with Florida law and is resting on whether the proration depends on actual vacate date or what the date of termination was in their notice. 

In highly touristy areas like lakes or vacation spots, an STR typically generates higher income from short stays but may not attract long-term tenants due to seasonal demand.However, if the property is in a more versatile location, such as near schools, businesses, or urban centers, it may work as an LTR, providing steady income and fewer management demands. 

It is my understanding that you will need to vacate that unit if that rule is in the by-laws.
