Hesitant to sell if we have a big ticket expense.Any advice would be appreciated.

Other advice::Work with experienced operators that excel in a narrowly defined niche and those that have been thru at least one market cycle  I would avoid operators that do two MF deals then jump to ATM machines and then RV parks and car washes.

my advice: go to those, meet everyone you can, politely listen to the pitch, and don't buy anything.

In my experience, most properties that go to auction end up overpriced so I'd be prepared to attend a LOT in order to get something that worked on paper.When I attended my first market auction with an experienced agent the advice he gave me was to figure out my maximum beforehand and stick to it (Seems obvious but people get caught up in winning).
