I have 122 front doors and in the 7 years I have been investing in rental properties have had 3 residents die, others trashed a few, bankruptcy, 1/2 of a roof blow off, inefficient Property Management letting slow paying tenants payoff debt too long and need to evict, an OD in the unit (prescription drugs opiod epidemic), plumbing issues (water goes down and the units below have damage too), mistakes by section 8 or other government assistance organizations, the city coming by and citing for shingles on roof starting to look weathered, but no leaks and required to replace entire roof, Furnace or boiler go bad etc....You can NEVER have too much in reserves. 

I first drove by the house an noticed it was vacant with a bunch of mail pilled up and notices on the door.

If the system needs replaced there is a new one that you add a pill to every 30 or 60 days that puts out clean water on the ground surface.

BTW, it is not a magic pill that protects you from being sued, as some like to believe.

They must be familiar with the South Chicago / Calumet Heights / Pill Hill / South Deering areas.

You are only allowed to request proof of prescription of the emotional support animal.

@Steve McGovern @Charlie MacPherson @Wayne Brooks Thanks guys for putting this all in perspective, that is quite a big pill to swallow especially when factoring the details for the other's property.In this case, I'll look into the driveway easement side as the only thing that runs there is pavement on a commercial property and it wouldn't affect anything on their business side. 

Even that 3% is a tough pill to swallow I can't imagine not being the listing broker and coughing up another 3%.
