This is a great example of how tax planning is as much or more important than tax preparation.

Many of the people I met in the Auction Preparation Workshop (more on this later) were struggling with understanding things like title insurance, the varying types of deeds, etc.The weekly coaching calls are very good and the facilitator calls are good as you get started to learn about how to do research. 

The company that serves and blessed me over and over again is what you would call a Tax Advisor, not simply a CPA or tax preparer. 

Be prepared to set up a viewing ASAP and be ready and able to make an offer quickly.

How your rental looks when he moves out, well...be prepared for the worst.
