For me I am following this market closely and there is pots of money coming into this State.

Sell the property, split the pot and stay away from owning property with family members.

@Andrew Gingerich  to be fair the reason also I am keen on that area is my Dad was raised there in the 20's and 30s my grandfather had a hardware store in Chelan.. during the depression he won the contract to supply pots pans silverware to the Grand Coulee .. 

Even more of you have tolerated my endless pot-stirring and smack talk and I'm double grateful for that.

I wouldn't put all my money in the pot at once. 

@Charlie MacPherson does the commission paid to the realtor come from a different pot of money other than the equity of the house?

And if you are able to save more from your "day job", you can add to this pot of money to do bigger projects or multiple projects at the same time.It's insanely wild, to wrap your head around, but it works! 

I block off all the closets in my rentals for owner use, and then I've added racks for hanging clothes + a set of coat hangers in each room, along with a luggage rack and bench at the foot of the bed for luggage, as well.

Pot is legal in some form or the other in 38 states at this point. 

On the other hand, if you have only one investor interested, or worse--none yet, you'll have to sweeten the pot with a higher split to the investor.
