Just wondering can you ever catch a great deal on the market  and if so what’s stopping you from taking advantage?

There are any number of Real Estate schools available to you, so choose the one that compliments your learning style, whether that be online or in person or a hybrid. 

If the price was right on Turn-key maybe, but probably more of the fixer-upper that can be leveraged later on for additional property or sold for a nice profit. 

I funded a ADU project on a property, the city found a loophole to restrict ADU to lots of 17K or more and huge set backs (property line to housing wall). 

Are there any options out there that won't tear away the margin on flips?

Especially if you're doing enough volume to get good discounts on products.

I mean come on!

I love being on the other side charging everything possible on a credit card but there’s no reason to accept them.

I've separated out electricity but not water (never heard of sewer being separated) and I've always had separate gas meters on my properties but have separated the heating system on one.

It saved my quite a bit on interest costs.
