I am risk averse so I hold at least 6 months worth of mortgage payment as reserve - if a tenant leaves for whatever reasons, at least I'm covered to a certain degree.

Their actual material cost are 20%, this is also a straight install, if you have too many corners, flight of stairs, use glue, tacks strips, floor preparation of any degree, etc, they are always extra; they rely on those factors to regain their money too.

I know of one that invests in notes, the discount and due diligence really helps reduce the risk, but of course any investment carries a degree of risk.
