I have been wondering though, how much interaction is there between your CPA and attorney and is a good working relationship between the two a necessity as you progress in real estate?

And crossing state lines makes this even more of a necessity so as to not blur the lines of coverage. 

The only costs are finding them and finding rehabbers (but that is minimal too.)Now as others have mentioned, if the costs of finding (which could be as little as walking around the neighborhood and as great as a full-blown ad campaign) takes away from your necessities, then you can not afford it.

It also seems like almost a necessity to get top dollar.

I don't give up easily but very discouraged as this is my first home and a necessity at this point.

More often than not, once I have a deal with a close date of ample time, I can raise the funds out of necessity with a specific plan and figure in mind.

It was a necessity. 

There are 8 units, 2 are commercial, there is a parking lot, snow removal, common area electric, etc, so it only makes sense to run some sort of  account for these necessities that a building of that size will need. 

Save your money for necessities.

I have 10 of them out of necessity on my own, but don't particularly love or enjoy doing it and thus wouldn't scale this.
