Do your research sure, but quickly narrow down to what feels right to you, run some numbers, listen to those numbers and pull the trigger.Biggest mistake I see our Colorado buyers/investors make is not that they buy the wrong thing; it's that they spend two years analyzing before they buy. 

There are a number of factors involved here and even more questions that would have to be asked to even begin to narrow down a strategy for you and your situation.

This helps narrow down the basic search up front. 

You can take an "A" neighborhood asset in most locations and fail the 1% rule but these assets will outperform on a cap rate basis a "C" location asset that "passes" the 1% test  if the analysis is not so narrow minded and includes actual expenses, cap ex and vacancy. 

Since you have time doing research on different area's and what to expect on rents should help narrow down on what you will be looking for.

These areas have peaked my interest for different reasons and will of course be narrowed done once I make my final decision on how to proceed with my job.

If I were you I would really start by narrowing down where you want to live.

As I've been looking for a while close to home, I'm considering expanding my search to anywhere around a 5-6 hour drive away (my parents and younger siblings still live in SD, and my work which I can do remote/flex is based in San Diego).I'm considering new markets and interested in feedback on what areas anyone suggest I start to narrow in on.
