If you and your property manager aren't on the same page, it is miserable for you, the property management company, and the tenant.    

Unfortunately this is exactly where most investors fail miserably.

I used to work for commercial developer in DTLA and we tried doing marketing for Chinatown and failed miserably.

Since both George and I are in CT we see the same prices as far as getting the floors redone and it is worth it in spades.Having been there where we HAD to do them ourselves, it is a miserable experience and it will take you a ton of time. 

No idea why I have to do that to figure things out, if meditation does the same thing I have really made myself miserable for nothing hehe.   

Dealing with agents as employees, dealing with state mandated paperwork, etc just sounds miserable.

For those who have had bad experiences with PPC agencies, I do a lot of interviews for PPC practitioners, who are miserable at their huge PPC agencies, managing 60 accounts (yes SIXTY) accounts per month.

To answer all of your questions:We are so very glad we got into the rental business.I was able to quit an absolutely miserable day job, and now I own a furniture making company, Barndog Mill LLC.

It was time to learn on the fly...I knew enough to not fail miserably, though certainly not enough to hit a home run (which is not my goal anyway).
