On top of that the bedroom has a small private bathroom (shower, toilet, sink, excellent cabinet with a mirror), with a slide door separating it from the room.Finally the bedroom has a built in kitchen, including a stove, a fan, microwave, refrigerator, freezer and cabinets and drawers with plenty of space to prepare food.The room still has space for a large TV and a coach or a desk or a table or whatever the tenant desires to place there.

She got a below the counter fridge, and with the availability of electric cookware, air fryers, microwaves nowadays, besides hot plate, all you need is a small sink, and you're good.

On the washer and dryer, you can add a section to your lease that lists "unwarranted items" i usually put w/d, window treatments, and microwaves in this section. it permits the tenant to use the items while they work but says you will not replace.

Beyond that, the Resident is on their own.Note that this only applies to true appliances, like microwaves, washers, dryers, and refrigerators, and not critical systems, like the water heater, the furnace, or AC.Also note that we lease in Georgia, which is blessedly landlord friendly!

I screened as well as I could, they all looked good on paper, seemed nice in person, references and background checks checked out etc. but turnover was higher, living there was less fun, and a few house mates turned out to be nightmares: one started working as a paralegal and spent her days researching ways to screw me over on everything, another one started secretly growing peyote in his closet and ended up trying to stab another housemate who drank a bit too much one night and got emotional when I was out of town (they both spent some time in county jail over that incident and had to be asked nicely to GTFO) another one lived almost entirely off of expired frozen cod that he bought on sale for $1 and then microwaved it, making the house smell like nasty rotten fish for a few hours every night... barking dogs left unattended in the yard, dog fights, angry neighbors, dog poop, the peyote cult coming by and hosting drum circles into the night having bon fires in the yard, police coming by, fire department coming by... ...my future wife moved in and then we moved out pretty soon after, bought a different primary with no room mates, kicked all the crazies out and made it a normal rental rented to a family.

In 4 years I woulda saved $6,000 in fees for personally handling the replacement of a microwave and a garage door opener. ( I called Lowes and I called warner stellan, they handled the rest.)
