@Tyson Cross being a bay area guy.. there are times a places were investors can come in and make deals.. 1989 to 1992.... 2001 to 2002... but even in 2008 melt down prices in the bay area ( and I am talking the pennisula not the east bay , north bay or solano county,) really held firm Marin , SF , Santa Clara, San Mateo, held value.. maybe the 1.1 mil home slid drastically to 985,000 but that was the extent of it.

totally regionalized... and in markets were you have a huge % of SFR's that are rentals ( mid west) the values don't swing that wildly... what guys were paying for wholesale houses in the mid west at the bottom of the crash and now are really not that much different.. the values are supported by cash flow.. the only way these assets ( which are so heavy to renters in those areas crash) is if rents can't be collected and rents go down.were the market collapse is1. over building of new construction think FLA GA VEgas PHX Central CA.. those were the melt down areas.2.

The locals are not going to pay 50k when you are buying the same asset rehabbing and are all in at 35k.. they will just recreate what you are doing.... this is what many just don't understand in that asset class. its not about how to structure this its about the product your buying and the risk if this melts down is a pretty big wipe out for your investors.

Broken doors, head and shoulder shaped dents/holes in walls, cigarette burns on counters, iron shapes melted into the carpet, cracked toilets, etc. it had to have been one hell of a party.
