Do I as a landlord qualify as a small biz for the tax credit for both irs and cali?

I trying to make sure they dont burn down my house and I a tenant does I have covered my butt as well as i could.

I was recently approached by an investor who wants to sell their quadplex in the SW side of Cedar Rapids IA.

Do I as a seller have any option at this point, or do I have no choice but to sign the letter and release the earnest money to the buyer?

You're right, I have to make sure it's known that my partner and I  as the LL's will not let these things go on. 

Am I as the buyer able to sue the owner of closing company/person who conducted title search due to fraud/negligence or do I only have a breach of warranty case against the previous seller (who is a master of setting up and dissolving LLCs to conduct similar high risk deals - unknown when transaction began)?
